Procurement SCPI: potential return against costs and limited liquidity

Contents

Published by: — Editor specializing in consulting

The purchase of shares of SCPI makes it possible to invest in real estate rental without buying or directly managing a dwelling, office or business. In return, this investment involves costs, sometimes heavy taxation and limited liquidity. Before you sign up, therefore, link the SCPI's choice to a specific objective: to collect income, to diversify assets, to prepare for retirement or to invest on credit over the long term.

What the purchase of SCPI shares really involves

A SCPI, or civil real estate investment company, collects savings from many partners to acquire a rental property. The management company selects buildings, signs leases, collects rents, manages works and ensures the relationship with tenants. The investor holds shares of the SCPI, not an identified fraction of a building.

Rentals, less expenses and management costs, can be redistributed as income. This delegated management avoids the constraints of on-line real estate: searching for property, selecting tenants, monitoring unpaid payments, work or declarations related to each dwelling. It does not, however, remove the Real estate risk, the risk of declining income or a capital loss.

Variable capital or fixed capital: a significant difference

In a variable capital SCPI, subscriptions and withdrawals shall be made in accordance with the conditions laid down by the management company. The subscription price is displayed, but a withdrawal request assumes that a buyer or new subscriptions make it possible to offset the exit. In a fixed capital SCPI, the purchase and sale usually involve a secondary market, with a price that can vary according to supply and demand.

This distinction counts when considering resale. A portion of SCPI is not instantly available as money placed in a current account. The liquidity depends and the ability to find a purchaser. The exit time can therefore be longer than expected.

Choosing a SCPI according to its objective, not based on a posted performance

The distribution rate naturally attracts attention, but it is not enough to decide whether to purchase SCPI. A high rate may reflect a particular real estate strategy, risk taking, launch phase or favourable market conditions. It does not guarantee future income or price developments on the part of the company.

The big families of SCPI

  • Performance SCPIs The main aim is to distribute revenues from offices, shops, health facilities, warehouses, housing or diversified assets.
  • Tax SCPIs are subject to a tax system and often involve a long period of detention.
  • Capitalization SCPIs More emphasis is placed on building wealth and potential long-term value than on seeking immediate income.
  • European or thematic SCPIs invest in a specific geographic area or sector, such as health, logistics, residential, trade or office.

Indicators to compare before subscribing

Review the investment strategy, geographic and sectoral diversification, as well as management company experience. The rate of financial occupation information on the share of rent actually charged. A sustainable rental vacancy may affect distributions. The recovery value and the subscription price also help to assess the price position of the share, without guaranteeing its evolution.

Also compare the price of the share, minimum subscription, reserves, debt, sectors held and exit conditions. These elements provide a more complete view than the only performance displayed. Balanced selection avoids focusing all savings on a single real estate market or on a single strategy.

Return, fees and taxes: calculate what really remains

CIHCs are currently showing an average reported return of 4-5 % per year excluding taxation. An average yield of around 4.5% is also mentioned. Some SCPIs display 6% or 7%, but these past or announced performances are not guaranteed. The distribution rate is the paid revenues reported to the benchmark price of the share. It does not represent a net after-tax return.

Element What to check Effect on investor
Subscription fees About 5-12 % They weigh on the initial resale value and justify a long horizon.
Management costs Approximately 8 to 10 per cent They are collected in the operation of the SCPI and influence distributed revenues.
Income tax Land income and social levies It reduces the net income received according to your tax bracket.
Liquidity Time limits and procedures for withdrawal Resale may be longer than expected.

In direct possession, SCPI's income is generally taxed as property income, plus 17.2% of social contributions. If annual property income is less than 15,000 €the micro-foil regime may be accessible under conditions and apply a 30 per cent discount. Under the actual scheme, certain expenses, including interest on borrowing in connection with a credit purchase, can be taken into account.

In the case of resale, real estate capital gains are in principle taxed at 19%, plus 17.2% of social contributions. The total income tax exemption comes after 22 years of detention, and social contributions after 30 years. Taxation also depends on the mode of holding: life insurance, dismemberment or company can change the analysis.

In cash, on credit or in dismemberment: which method of purchase prefers?

Good financing depends on your need for income, your taxation, your debt capacity and your investment horizon. Choose a solution that remains consistent if revenues decline or resale is to be delayed.

  • Cash : suitable if you have available savings and look for potential income without monthly credit.
  • Credit The leverage effect allows investment without immobilizing all capital. Interest may be deductible from property income according to the applicable regime, but monthly payments remain due even if distributions decline.
  • Dismemberment : the usufructeur collects the income for a defined period, while the nu-owner acquires haircuts and recovers the full property at the end of the dismemberment.
  • Life insurance Some SCPIs may be proposed in some contracts. The conditions for eligibility, costs and distribution depend on the contract and the insurer.

For a credit investment, do not base your repayment plan solely on the distribution rate. Check the total cost of the loan, the insurance borrower, your remaining living and your ability to absorb a lower than expected period of income. Credit also increases financial commitment while capital and income are not guaranteed.

Where to buy a SCPI and how is the subscription going?

Shares can be purchased from the management company, bank, specialized platform, broker or wealth management advisor. The most suitable channel depends mainly on your autonomy. A direct subscription may be suitable for an investor who has already compared the documents with the risks. Support is useful when credit, dismemberment or taxation comes into play.

Practical steps before certification of ownership

  1. Define the amount to be invested, the detention horizon and the objective sought.
  2. Compare the SCPIs: wealth, financial occupancy, fees, share price, minimum subscription, strategy and withdrawal modalities.
  3. Read the regulatory documentation and complete the customer knowledge questionnaire.
  4. Provide the required proof of identity, proof of residence less than 3 months, RIB and proof of origin of the funds.
  5. Sign the newsletter, make the settlement and keep the documents received.

The property certificate is usually sent within weeks of subscription. Early income is not always paid immediately: a period of use may apply. Check this time before you plan to cash.

Finally, allow for a period of Minimum 8 to 10 years to amortize subscription fees and allow real estate assets time to cross market cycles. The purchase of SCPI is more suitable for patient savings than for a precautionary reserve. Before you sign up, make sure you can keep your shares even if the resale takes longer or if the revenues decrease.
