Europe's diversified SCPI: a 15% return that does not say everything

Contents

Published by: — Real Estate Editor

A diverse SCPI oriented towards Europe distributes your savings to several types of real estate (offices, shops, logistics, health, residential) and to several countries. The objective is twofold: to limit dependency to a single tenant or market, and to access opportunities that the French market does not always offer. Here is how to read this category, compare products and avoid vocabulary confusion.

What is really covered by a diversified SCPI with European exposure

Sectoral diversification: market thresholds, not legislation

In common use, a SCPI is said to be diversified when it holds at least three asset typologies, without any exceeding 50 % of portfolio value. For a recent SCPI, this should generally become effective within a time frame of 3 years After launch. This means that a portfolio still concentrated on a single sector in the first few months does not necessarily contradict its promise.

Geographical diversification: where does Europe start?

There is no formal regulatory threshold to qualify a European SCPI. The market often holds 50 % of assets outside France, but this rule is customary. A SCPI can therefore be diversified without being European, European without being diversified (e.g. only offices spread across several countries), or both. The two diversifications are growing: the same logistics building in Germany and a clinic in Spain do not obey the same cycles or tenants.

European or international SCPI?

The term « European » means assets located in Europe, in the euro area and outside the euro area (e.g. the United Kingdom, the Czech Republic). « International » opens the field to other continents. The difference is for exchange rate risk and taxation, as each country brings its own rules. The observed yields: read the figures without letting themselves be grayed

The ranking of the diversified SCPIs of 2026 shows distribution rates that bring the category forward. For the record, the average market for SCPI in 2025 was 4,91 %, while the diversified SCPIs reach an average distribution rate of 7,03 %.

SCPI: AMF's Guide to Investing in Paper Stone · The regulator explains the functioning of the SCPI, its role in the accreditation of management companies and the main risks to be known before investing.

Various SCPI Displayed yield Benchmark to remember
Wemo One 15,27 % Launched in 2025, first full year of performance
Reason 12,90 % Share price of 1,01 euro
Iroko Atlas 9,41 % Created in 2025, more than 1,700 savers
MomenTime 9,25 % Diverse positioning
Sofidynamic 9,04 % Synthetic risk indicator of 4 out of 7

These figures require three precautions. Firstly, the most successful SCPIs in the ranking are very recent: a first-year performance does not prove regularity. Then, some benefit from a favourable launch phase, sometimes called a sponsor phase, which may not last. Finally, past performance does not guarantee future performance. A high distribution rate should always be close to the age of the SCPI, its costs and its level of risk.

Taxation and risks: what changes with assets outside France

Treatment of income from foreign sources

Rents collected on buildings located abroad are normally taxed in the country where the property is located. In France, a tax treaty avoids double taxation, according to two mechanisms: tax credit or actual. In both cases, these incomes do not support French social levies, whereas French property income is subject to them (17,2 %). The gap can improve net return, but it depends on your tax bracket and the country concerned. The management company provides a detailed tax statement to properly complete forms 2047 and 2042.

The risks to be faced

A SCPI does not offer any capital guarantees. The main risks are capital loss, liquidity (to sell its shares can take time, especially if the market is expanding), the decline in the value of buildings and unpaid rents. In the case of non-euro area assets, the foreign exchange risk. The recommended duration of placement isat least 10 years, which excludes savings you may need in the short term. A SCPI such as Sofidynamic displays a synthetic risk indicator of 4 out of 7: a useful benchmark, but that does not reassuring in itself.

Five criteria to be reviewed

Instead of starting from the highest yield, follow this order:

  1. Strategy : target countries, sectors, size of assets. Epsicap Nano targets for example small caps from 1 to 10 million euros per unit, and Epsicap Explore mid caps from 10 to 20 million euros.
  2. Costs Some SCPIs, such as Epsicap Explore, do not have subscription fees, which changes the calculation over a 10-year horizon.
  3. Age and size : a longer history allows to measure the regularity of distributions.
  4. The actual distribution See the latest bulletins for sectoral and geographic thresholds.
  5. The possible label : Epsicap Nano has been labeled ISR since 2022, a relevant criterion if the extra-financial approach counts for you.

A SCPI wallet piloted like a garden

A guardian plants in the ground to guide a young shoot: it does not grow the tree, it prevents it from bending at the first blow of wind. A diversified SCPI plays a comparable role in real estate savings. It does not create performance on its own, but it prevents a sector or country in difficulty from falling altogether, thanks to staggered market cycles from one country to another. In concrete terms, it is well suited as the first line of exposure to paper stone, which can then be completed by a more specialized SCPI once the mechanisms are understood.

Adapt your choice to your profile

A heavily taxed taxpayer will look closely at the tax treatment of foreign income. A prudent investor will favour an older SCPI, with a large assets and a limited currency risk. A saver who wants to start with a small amount will be interested in accessible share prices, such as that of Reason at 1.01 euro. In all cases, read the key information document and briefing note before signing up, and discuss with an advisor if your tax situation is complex.
