The SCPI Transitions Europe, managed by Arkéa REIM, makes it possible to invest in European real estate without directly managing tenants. Its interest lies in diversification, an ISR approach and attractive distribution. But the return on investment is not enough to judge the investment: foreign taxes, fees, waiting times and resale conditions also determine the result for savers.
A European heritage to look beyond the figures
Created in September 2022 and marketed since 2 January 2023, Transitions Europe is a SCPI variable capital return. Subscriptions finance the acquisition of buildings, the rent of which makes it possible to pay income to members after expenses. Neither these income nor the value of the shares are guaranteed.
Estimate Transitions Europe's net income
Enter your assumptions for an educational estimate of the income distributed after tax and personal expenses.
Estimated results
Formulas used: Gross income = capital × distribution rate; annual net income = gross income × (1 - tax rate) - capital × personal expenses; First-year income = annual net income × 7/12, to take into account a five-month waiting period.
The tax rate entered is a personalized approximation and does not constitute a determination of your actual tax. Foreign taxes may fall under different mechanisms. Fees already included in distributable income must not be seized a second time. This estimate is neither a promise of performance nor a tax board.
It shows a capitalization of EUR 1.25 billion and brings together more 33,000 partners as at March 31, 2026. Its assets comprise 54 assets in 7 countries: Spain, the Netherlands, Germany, Ireland, Italy, Belgium and Poland. These locations allow to emerge from an exclusively French exhibition, without escaping European real estate cycles.
The diversity of uses counts as much as that of countries
The strategy targets several categories of real estate: offices, logistics, health, education and managed accommodation. Their interest is not to depend on a single rental engine. The needs of a health facility do not exactly follow those of a warehouse or office building. However, the number of assets alone does not provide information on the concentration of rents: the main lines of the portfolio and the weight of tenants remain to be examined.
The ISR label supports an approach, not a guarantee
Obtained in December 2022, the ISR label translates the integration of environmental, social and governance criteria into management. This approach may include energy consumption, accessibility or soft mobility. To assess its scope, it is best to consult the improvement objectives and the results measured on buildings. The label does not guarantee financial performance or loss.
Read the return without confusing it with net income
The distribution rate published for fiscal year 2025 is 7,60 %against an initial target of 5.5%. This achievement therefore exceeds the original objective, but is not a promise for subsequent years. The history remains relatively short to assess the behaviour of the SCPI over a complete real estate cycle.

The distribution rate returns the annual gross dividend to the reference subscription price. For an SCPI invested abroad, this gross dividend may include taxes paid abroad on behalf of the partners. The posted rate is therefore not necessarily the return on your accountmuch less your return after personal taxation.
| Indicator | What it assesses | Its limit |
|---|---|---|
| Distribution rate | Annual gross income at reference price | It does not measure your net personal gain |
| Annual overall performance | Distribution and change in share price | It remains a one-year measure |
| Internal rate of return | Annualized result integrating flows and output | It depends on the duration and the resale price |
The share price is presented as less than the recovery value, which corresponds to the estimated cost of rebuilding the assets, including costs. This gap deserves attention, but does not make an automatic revalorisation : real estate expertise can evolve downwards and upwards.
Taxation and fees: both personal performance filters
Foreign income requires individual simulation
Holding buildings outside France may offer different tax treatment than French property income. According to the tax treaties, double taxation is corrected by, inter alia, a tax credit or an exemption mechanism with account taken for the effective rate. This does not mean that all income is exempt from any tax.
The result depends on your tax residence, your situation and the distribution of income between countries. A relevant comparison should therefore be made with a net income after taxationwith identical holding envelope. The foreign real estate exposure is also not sufficient to exclude any consideration of the IFI.
Request details of fees before signing
Subscription and management fees are reported to be above the market average. To measure their impact, we need to obtain the exact scales in force, their base and their tax treatment in contract documents. A commission expressed on the rents received does not compare directly to a percentage applied to the capital invested.
Also avoid cutting the same costs twice: the management costs borne by the SCPI are already included in the distributionable income. On the other hand, entry fees, possible life insurance and exit conditions must be included in your overall calculation.
Liquidity and rental quality deserve regular supervision
The main risk is not only to receive less income than expected. You may also experience a fall in the price of the shares or have to wait to sell them. Variable capital facilitates the organisation of subscriptions and withdrawals, but does not guarantee an immediate exit. Withdrawals depend, inter alia, on applications, subscriptions and mechanisms provided by the management company.
Adopt a watchful posture: at each bulletin, observe together the rate of financial occupation, unpaid payments, the maturities of the main leases and the shares awaiting withdrawal. A stable dividend may temporarily mask rental fragility; Conversely, a one-time vacancy may correspond to work preparing a relocation. It is the rapprochement of these signals, rather than an isolated indicator, that helps to detect a change of course.
Diversification mitigates certain risks, without removing the effects of rising rates, falling expertise or costly work. Nor are capitalization and the number of associates guaranteed. Keep a savings available alongside this investment and consider it for a long time, compatible with contractual recommendations.
Choose how to subscribe and prepare the first income
Subscription may be considered live, with the management company or with a distributor. Life insurance is another option only if the contract actually refers to Transitions Europe. It is then necessary to compare the costs of the contract, the share of the distributions paid and the rules specific to the insurer.
The dismemberment responds to a different logic: the bare owner renounces income during the agreed period, while the usufructier perceives it. The purchase on credit assumes that it can pay the maturities even if the distributions fall. These mounts require a study adapted to your situation.
The period of tenure is 5 months : shares do not immediately produce distribution rights. The date of the first payment then depends on the applicable schedule. The minimum subscription and the current share price must be confirmed on the subscription bulletin, rather than deducted from an old simulation.
- Read the key information document, the briefing note and the latest bulletin.
- Obtain written details of fees, minimum investment and withdrawal conditions.
- Simulate net income with the time frame and your taxation.
- Verify that the investment does not unduly concentrate your real estate assets.
Transitions Europe deserves study for its European diversification and SRI approach, not just for its past distribution. It is more suitable for looking for potential long-term income than for a need for available or guaranteed capital.
