CORUM SCPI: four real estate strategies, a return not to be confused with your gain

Investing in a CORUM SCPI allows access to a collectively managed property without buying or administering a building yourself. But CORUM Origin, XL, Eurion and USA do not meet the same objective: their geographical scope, exposure to currencies and history differ. To choose, you have to look beyond the displayed yield: fees, taxes, timing and resale conditions also determine the actual result.

What you actually buy with a SCPI CORUM

A civil housing investment company collects money from savers to acquire and rent buildings. You own shares of this company, not an identified dwelling. Rentals received after expenses and expenses incurred by the SCPI may be distributed. Neither income nor investment capital is guaranteed.

Established in 2011, CORUM Group offers real estate and bond investments. CORUM Savings distributes group products; CORUM Asset Management manages SCPIs. These roles must be distinguished: the brand presents the offer, while each vehicle has its own assets, accounts and risks.

The practical interest is to delegate the selection of buildings, relations with tenants and the management of leases. However, this delegation has a cost and does not make real estate liquid. Even CORUM Origin, which operates with variable capital, does not guarantee an immediate exit: the repayment of shares depends in particular on the conditions laid down in its documentation and the presence of subscriptions allowing withdrawals.

Origin, XL, Eurion and USA: choosing an exhibition rather than a name

The range includes four SCPIs. The first arbitration deals with the real estate markets you want to expose yourself to. An international location can spread rental risks, but sometimes it adds currency risk and more complex taxation.

SCPI Orientation Distinctive point Primary surveillance
CORUM Origin Real estate in euro area A diversified strategy in several European markets Actual distribution of assets and changes in valuations
CORUM XL Europe and beyond, particularly outside the euro area International dimension with foreign currency exposure Effect of exchange on income and value of assets
CORUM Eurion Real estate in euro area ISR label and environmental, social and governance approach Concrete results of this approach and quality of tenants
CORUM USA Real estate exclusively in the United States Exhibition dedicated to the American market Geographical concentration and dollar/euro risk

CORUM Eurion, launched in 2020, benefits from the ISR label. It provides a framework for responsible investment; it does not guarantee better profitability or no loss. To assess its scope, review the objectives, work done and indicators for monitoring buildings.

Holding several SCPI CORUM is not enough either to diversify its entire heritage. Different vehicles can share certain risk drivers: business real estate, financing of tenant companies or European circumstances. Compare their actual exposures, then their place next to your available savings and other investments.

Read performance without confusing distribution and enrichment

Three indicators for three different readings

The distribution rate usually returns the annual gross dividend at the reference subscription price. It provides information on distributed income, not your personal net gain. For an international SCPI, the submission may include foreign taxes paid on behalf of partners, so the amount announced does not necessarily correspond to the transfer received.

The internal rate of return, or TRI, takes into account successive flows, their date and the selected output value. It allows a reading over several years, with fees according to the published method. Compare only TRIs calculated over an identical duration: a long history and a short history do not tell the same thing.

The annual overall performance rate combines the distribution with the evolution of the subscription price according to the applicable method. It recalls that an income may coexist with a decline in the value of the shares. Past performance never prejudges future performance.

Audits that make a comparison useful

Before retaining a percentage, identify the exercise, definition and character of the percentage achieved or simply targeted. A performance target is not a commitment. Then complete the reading by the rate of financial occupation, the unpaid, the concentration of tenants and the evolution of the price on the part. A high occupancy rate is favourable, but does not summarize the solidity of a heritage.

The gap between the yield of a brochure and the money actually usable is measured with a cash schedule. Enter your initial payment, period without income entitlement, net distributions received, and taxes payable. If you borrow, add the monthly payments from the start. This chronology reveals a possible need for cash that the only percentage comparison completely hides.

Fee, time of use and envelope: calculate the cost of your choice

The entry budget depends on the price of the share and the minimum subscription specific to each SCPI. These conditions may change, so use the current information note and subscription bulletin, rather than an old commercial chart. Also check the conditions for scheduled payments and dividend reinvestment if you want to invest gradually.

  • Subscription fees: In particular, they create a gap between subscription and withdrawal prices according to the terms of the product.
  • Management fees: They paid management and reduced distributable revenues.
  • Other commissions: Acquisitions, disposals or works may be subject to fees provided for in the documentation.

For CORUM Origin, the period of use indicated is 6 months. Check its exact trigger rule before planning your first income. This should not be confused with the frequency of payments: monthly distributions do not mean that your subscription immediately generates income.

CORUM Life, a life insurance contract offered since 2020, also allows access to SCPI CORUM via units of account, depending on the eligible media. It also offers bond supports and the EuroLife CORUM fund. Compare contract costs, conditions of access to SCPIs and taxation with direct detention. Units of account do not benefit from a capital guarantee.

The latest checks before signing up

A SCPI is more suitable for long-term savings than a contingency reserve. Lower rents, vacancy, tenant defaults and lower building values can simultaneously affect distributions and capital. The synthetic risk indicator of the key information document shall be consulted for each vehicle; It does not replace the analysis of your situation.

The credibility of the manager is appreciated in the annual reports: consistency of acquisitions, transparency of fees, monitoring of difficulties and processing of withdrawal requests. The group's seniority is a benchmark, not a loss protection.

A temporary bonus offer in additional shares is announced until 31 July 2026. Before retaining it, confirm its maintenance and check its regulations: vehicles concerned, eligible amounts, retention period and possible resumption of the bonus. A promotion does not compensate for inappropriate investment or a need for close liquidity.

The right decision is ultimately to choose an understandable, financially bearable and consistent exposure with your horizon. Encrypt your income after tax and an unfavourable resale scenario before committing, rather than only selecting the highest return.
